What Should an Open House Sign Say?

An open house sign from Inline Graphics should say OPEN HOUSE, show one arrow, and give a time or the word today. One 18 x 24 in double-sided 4mm coroplast sign is $64.19. Approve on a weekday before 12 PM Central and production starts the next business day, with flat $10 shipping per product.

The house panel is where the brokerage name and the agent name belong when the reader's state requires them, and that requirement is not the same in every state.

Check the state licensing rules before the file is built. If the state wants the brokerage, the agent, or both on real estate advertising, check whether that applies to every panel, directional arrows included, and how large the line must be. This is general information, not legal advice. A reusable arrow can stay shorter: the words OPEN HOUSE, one arrow, and a phone number. Add the word today only on a panel you will pull down that evening. A clock time belongs on the house sign, because a stack of arrows that name one Sunday cannot be used the next weekend.

Leave the street address off every arrow you want to keep. Our open house signs page says generic signs without an address can be used at every listing. The address, the hours, and the headshot live on the one panel at the house. That split is what makes a second listing cheap: you reprint the house sign, and the arrows stay in the trunk.

Guests still need a route. Our open house page describes a common set as four to six arrows from the nearest main road, plus one sign at the house. Where each stake goes is a different question, answered in open house sign placement.

How Tall Should the Letters Be?

The United States Sign Council Foundation's on-premise sign standards recommend a legibility index of about 30: roughly 30 feet of reading distance for each inch of capital letter height.

That figure is a planning guide for on-premise signs, published in the USSC guideline standards. It is not a statute, and it is not a letter-height law for a yard sign. Busy streets with more visual clutter need taller letters than that figure suggests. At that rate, a 3 inch capital is the height that index points to for about 90 feet, and a 4 inch capital for about 120 feet. A thin script will not earn that distance. A plain, heavy letter will do better.

On the panel, OPEN HOUSE and the arrow should be the largest marks. The phone number is next. The brokerage line can be smaller if your state still requires it to be present. Do not shrink the arrow so a tagline can fit. One arrow, drawn as a simple shape, beats a stack of words at a corner.

Which Colors Can a Driver Read?

Use one light color and one dark color, and give that pair to OPEN HOUSE and the arrow.

A pale field with very dark type, or a dark field with pale type, is the combination a person can still parse while moving. A photograph behind the words is a common way to lose the read, because the photo has its own lights and darks. Yellow on white, and gray on a busy picture, fail for the same reason: there is not enough separation.

Keep the palette to the brokerage colors only when those colors still separate. If the brand red and the brand gold are both mid-tone, put the words in near-black or near-white and let the brand color be a bar, not the type. We do not sell reflective sheeting, so a night open house does not get a reflective upgrade on this product. Plan the event for daylight, or light the area yourself.

Should the Sign Be Double Sided?

Yes. One 18 x 24 in double-sided sign is $64.19, and one single-sided sign is $53.49. On our open house page, arrows print on both faces, and you choose the arrow direction as part of the order.

That $10.70 is the second face on one sign. A single-sided panel shows a blank back to anyone who has already passed it. An arrow that sits at a corner is read coming and going, so the back matters. Set the direction when you order, then look at both faces on the proof. Each face has to point the way traffic on that side needs to turn, so check the back arrow as carefully as the front.

The free digital proof is sent after the order, not before. There is no production setup fee. A file or image you already have is prepared through AI image to print for $14.99 per item, once per cart line, not once per side. Design it for me is $29.99 with two revisions, and it is free only when that item is $499 or more. One sign is well under $499. We do not offer a free online designer.

Which Size Fits the House, the Turn, and the Main Road?

Use an 18 x 24 in sign at the house ($64.19 double sided), a 12 x 18 in sign at the turns ($64.19 double sided), and a 24 x 36 in sign only on a main road ($85.59 double sided).

At quantity one, the two smaller boards cost the same. One 12 x 18 in bandit sign is $53.49 single sided and $64.19 double sided. One 18 x 24 in standard sign is the same pair of prices, $53.49 and $64.19. The size choice is about the read, not a cheaper first panel. The 18 x 24 in face holds the hours, the brokerage line, and a phone number at the property. The 12 x 18 in face is the turn sign: one arrow and as few words as possible. Size comparisons for the whole yard sign line are on yard sign sizes.

The extra large panel is the 24 x 36 in sign, listed on its page as 36 x 24 in. One is $64.19 single sided and $85.59 double sided. Save it for a main road, where the viewing distance is longer. It is a poor fit for a narrow verge at a turn, and it is more sign than a sidewalk reader needs at the front walk.

Ten double-sided 12 x 18 in signs, same design, are $160.49, and that price does not include stakes. A standard wire H-stake is $3.00 each on a loose sign. Heavy-duty stakes are $4.00 each, and only on orders of 10 signs or more. Stake math for the packs is in yard signs with stakes, and what they cost.

When Should You Use an A-Frame Instead of a Stake?

Use an A-frame on pavement or a driveway where a wire stake cannot go in, with the owner's permission and without blocking the walkway. A Standard Signicade with a 24 x 36 in vinyl graphic for one side is $267.49.

That price is the frame plus one graphic. Our open house page names A-frames for sidewalks and driveways where a stake cannot go. The product is the Standard Signicade. Production is 3 business days after proof approval, slower than the yard sign's next business day. We do not sell sign posts, poles, or hardware.

A yard sign and an A-frame are two products. Ground shipping is a flat $10 per product, so those two lines are $20 to ship. Two lines of the same yard sign are still one $10.

How Much Do Open House Signs Cost?

One 18 x 24 in double-sided sign is $64.19, five double-sided signs are $133.00, and a 10-sign double-sided stake pack is $171.19.

Stakes are not included on the loose-sign rows. They are included on the pack rows. The published loose-sign rungs we are quoting are 1, 2, 3, and 5. All of these are 4mm coroplast, UV printed, same design within a row.

100-sign 18 x 24 in sign and stake pack, double sided, stakes included $1,294.69

Order the loose signs from the 18 x 24 in standard yard sign. The 50-sign double-sided pack at $706.19 is past $499, so Design it for me is free on that line. The 10-sign pack at $171.19 is not.

How Do Proof, Artwork, and Shipping Work?

Yard sign production is the next business day after you approve the proof, and ground shipping after that is about 3 business days at a flat $10 per product.

Approve on a weekday before 12 PM Central and the approval counts that day, so production starts the next business day. After noon, or on a weekend, the approval counts from the next business day. The proof itself arrives only after you order. Production does not start at checkout. On the proof, confirm OPEN HOUSE, the hours, both arrow directions, the phone digits, and any brokerage line your state requires. Keep type off the outer edge.

Signs are printed in the USA and ship nationwide. We print the panel. We do not place the signs, and we do not sell a route map, a post, or reflective film. Coroplast is rated for outdoor use. The site does not give a number of months. Sun, wind, and the stake are what wear it.
